Conflict of Interest Policy
When we represent the seller
Sforza acts as a sales mediator when engaged by the owner or developer. In this capacity, we uphold the seller's interests during negotiations. This relationship is disclosed to the buyer from the first point of contact.
When we represent the buyer
Sforza acts as an exclusive buyer's representative when engaged for this purpose. In this capacity, we uphold the buyer's interests—including price negotiation, due diligence, and asset selection. This relationship is disclosed to the seller.
Absolute rule
Sforza never represents both the seller and the buyer in the same transaction. In any situation where dual representation might be considered, Sforza will decline one of the parties and recommend independent representation.
